Manhole Inspection in Coventry
An inspection chamber is the access point into your drainage system — and the condition of the chamber itself tells you a lot about what's happening in the pipes below. We inspect manholes and chambers for structural integrity, flow condition, evidence of root ingress, and signs of blockage or infiltration. Whether you need a pre-purchase report, a check before an extension or outbuilding that sits close to a drain run, or a condition survey after a drainage problem has been resolved, we provide a written report with our findings.

A thorough manhole inspection assesses the chamber itself as well as the flow condition at the point of access. We check:
- Chamber wall condition — cracking, spalling, and displaced brickwork or concrete ring sections; any evidence of ground water infiltration through the walls.
- Benching and channel condition — the shaped concrete bench and channel at the base of the chamber should direct flow smoothly through without dead-water zones where solids settle. Deteriorated benching restricts flow and causes blockage.
- Invert levels and flow — we check that water flows through the channel at the right level and gradient, and that there is no evidence of standing water or backing up in the chamber.
- Root ingress and debris — roots entering through mortar joints in brick chambers, or through gaps in concrete ring junctions, are a reliable indicator of structural weakness in the surrounding pipe runs.
- Cover and frame condition — the cover should seat securely in the frame without rocking; a damaged or unsupported cover frame can allow vehicle or foot traffic loads to transfer directly to the chamber walls.
Where the inspection reveals concerns about the connecting pipes, we can extend the assessment with a CCTV drain survey from the same access point.
When You Need a Manhole Inspection
The most common reasons we carry out manhole inspections in Coventry are:
- Pre-purchase: As part of a home buyers drain survey, particularly on older properties where the chambers are original brickwork and have never been assessed.
- Build-over compliance: Before and after construction of an extension, outbuilding, or hardstanding within 3 metres of a drain or sewer. Building control and Severn Trent require documented condition surveys at both stages.
- Post-repair confirmation: After drainage repair work, a manhole inspection confirms the chamber has not been disturbed and that the repaired section flows correctly.
- Routine condition check: On older clay or brick-built chambers that have not been inspected in years, particularly following a drainage problem elsewhere in the system.
Build-Over Surveys
If you are planning an extension, outbuilding, or hardstanding that will sit over or within 3 metres of a public sewer or adopted drain, building control may require a build-over survey under building regulations, and Severn Trent may require approval under their build-over agreement procedure. The requirement exists because construction activity can crack or displace drain runs and chambers, and because future access for maintenance needs to remain possible.
We carry out the pre-construction condition survey, document the chamber and pipe condition with footage and a written report, and carry out the post-construction confirmation survey to demonstrate that the drainage has not been affected by the build. This is the documentation that building control and Severn Trent require.
Coventry's Chamber Stock
The condition of manholes and inspection chambers in Coventry varies significantly by era. On the interwar and post-war estates in Canley, Tile Hill, and Cheylesmore, concrete ring manholes are standard — these are reasonably robust but the mortar joints between rings deteriorate over time, allowing ground water to infiltrate, which in turn erodes the benching and deposits silt in the channel. Victorian brick-built chambers on the surviving terrace streets in Earlsdon and Foleshill can crack and shift as the surrounding soil moves, and the original mortar joints in older brickwork attract root intrusion. For connected pipe issues, our drainage repairs service covers what happens next.
